Door hinge repair in Holt: questions we get asked

How do I know which hinge is the problem?

Look at the gap between the door and the frame down the latch side. If it is tight at the top and wide at the bottom, the top hinge has pulled. That is the one carrying the most load and it fails first.

Can hinges be repaired or do they have to be replaced?

Pins, tips and lubrication problems are repairable. Once the knuckles have worn oval and the hinge has play in it, it is done and needs replacing, and putting a new pin in a worn hinge does not help.

My door swings open by itself. Can that be fixed?

Yes. That means the hinge line is out of plumb, so the door is rolling downhill. Re-hanging it plumb fixes it, and in Holt it often turns up in houses where the frame has moved.

Why do my hinge screws keep coming loose?

Because they are only holding into jamb material, which is often less than an inch of soft wood. Long screws driven into the structural framing behind the jamb solve it permanently.
