Window Repair — Rock Creek, Alabama

Rock Creek is part of our regular Jefferson County territory, and between the Rock Creek Road corridor, Red Mountain and the the Warrior River area we are here most weeks.

Rock Creek has enough older housing stock that repair almost always beats replacement here, and enough new construction that we spend a lot of time on hardware that failed early.

One call gets you an answer. We will tell you what is wrong and what it takes to fix.

When to call about window repair

These are the window repair faults we are called out to most often in Rock Creek. If you recognise one, the underlying cause is usually the second half of the line.

  • The glazing bead is loose along one edgeShrinkage or failed fasteners, which lets water into the glazing rebate.
  • Drafts around the sashFailed weatherstrip and worn sash seals.
  • The crank spins but the window does not moveStripped gears in the casement operator.
  • A slider window that is hard to moveWorn rollers and a dirty track.
  • The crank feels loose then suddenly bitesStripped teeth in the operator gear, which will fail completely before long.
  • Fogging between the panesThe insulated glass seal has failed and moisture is inside the unit.

How conditions in Rock Creek affect window repair

The metro runs humid from April to October, then flips to freezing nights in January, and hardware that was fine in August starts binding in winter.

Storm wind drives water horizontally against a window and pressurizes the frame cavity, which forces water past seals and through weep systems that work perfectly well in ordinary rain.

Grit in slider window tracks and in balance channels increases friction, and that extra drag is what breaks balances and wears rollers out early.

We see the pattern often enough across Jefferson County that we usually know what we are looking at before we arrive.

Local factors we account for in Rock Creek: storm wind and grit and dust — typical of the Birmingham metro.

Our window repair process

  1. Identify the window type and manufacturerBalances, operators and hardware are specific, and getting the right part is most of the job.
  2. Operate it slowly and watchWhere the effort rises through the travel tells us which component has failed, often before anything comes apart. Around the metro we clear red clay dust out of tracks and mechanisms first, because it turns into grinding paste and will destroy new parts.
  3. Check the drainageBlocked weep slots put water on the sill and into the wall, and they are behind a lot of what gets blamed on the glass.
  4. Repair rather than replace where it makes senseBalances, operators, locks and glass units are all serviceable parts. A whole window is rarely the honest answer.
  5. Reseal properlyNew weatherstrip and glazing seals so the window performs as it should.
  6. Test operation and lock engagementThe window should open, close and lock without force.

What affects the cost of window repair in Rock Creek

We would rather tell you what drives the price than quote a number that turns out to be wrong once we see the door. On a window repair job in Rock Creek, the main variables are these:

  • commercial glazing and access requirements
  • wood repair and rot splicing where the frame is damaged
  • screen work alongside the window repair
  • the type of window and whether replacement hardware is still available
  • glass unit size, tempering and low-E coatings

Call and describe what the door is doing. In most cases we can tell you over the phone which of those applies to you before anyone drives out to Rock Creek.

Window repair in Rock Creek: questions we get asked

Water is coming in at my window sill. What causes that?

Usually blocked weep holes. Windows are designed to collect water in the frame and drain it out, and when those drains clog it backs up and comes inside instead.

Can foggy windows be repaired?

The sealed glass unit gets replaced, but the frame, sash and hardware stay. That is the repair, and it costs a fraction of window replacement.

How do I stop condensation on my windows in winter?

Some of it is indoor humidity rather than the window. But if the glass surface is cold enough to condense heavily, the unit may have failed. In Rock Creek it is worth checking whether the moisture is on the surface or between the panes.

My window will not stay open. What is broken?

The balances. On a double hung window they counterweight the sash, and when one fails the sash drops. It is a replaceable part and far cheaper than a new window.

Can painted-shut windows be opened again?

Usually yes, with care. It takes patience to cut the paint seal without damaging the sash or the stops, but old windows in Rock Creek homes are often perfectly serviceable once freed.

When is a window genuinely not worth repairing?

When the frame itself has failed structurally or the window is so far gone that repair costs approach replacement. That is a much smaller set of windows than you would think from replacement advertising, and we will tell you when you are in it.
