Should I upgrade to security hinges on my exterior doors?
If the hinges are on the outside, yes. Non-removable pins or set screws stop the hinge side being an easy way in, and it is inexpensive compared with everything else you might do to secure an entry.
Will fixing the hinges fix my latching problem?
Frequently. A door that has dropped on its hinges puts the latch below the strike. Bringing the door back to position often means the lock works again with no other work.
Are the hinges on my sliding door serviceable?
Sliding doors do not use hinges, but French and swinging patio doors do, and they are heavy. Those hinges take a lot of load and are worth checking if the door has started dragging.
Why do my hinge screws keep coming loose?
Because they are only holding into jamb material, which is often less than an inch of soft wood. Long screws driven into the structural framing behind the jamb solve it permanently.
My door is sagging. Do I need a new door?
Almost never. A sagging door is a hinge problem, usually the top hinge losing its grip on the jamb. Once the fasteners are anchored into the framing properly the door comes back up and latches again.
My door swings open by itself. Can that be fixed?
Yes. That means the hinge line is out of plumb, so the door is rolling downhill. Re-hanging it plumb fixes it, and in Lookout Mountain it often turns up in houses where the frame has moved.
