Salt air is the single biggest factor on the coast. It attacks the steel inside roller bearings, hinge pins, latch mechanisms and closer springs, and it does it year round whether or not a storm ever comes.
Storm wind pushes hard on the large flat surface of a patio slider and drives the panel against the interlock, which loosens roller adjustment over time and works the panel out of alignment with its latch keeper.

Why does my sliding door work fine in winter and stick in summer?
That is a moisture and expansion problem, and it is common across Baldwin County. Humid months swell wood and vinyl components and expand the frame slightly, which is enough to close up clearance that was already marginal because of worn rollers.
Can you fix the lock without fixing the door?
Sometimes, but if the door has settled, a new lock will not line up with the keeper any better than the old one did. We check the panel alignment first, because a lock that will not catch is often a symptom rather than the actual problem.
Will new rollers fix a door that scrapes loudly?
Only if the track is still in good condition. Once a roller has broken through and the housing has been riding on bare aluminum, the track has a groove worn in it, and new rollers dropped onto that groove will fail quickly. That is when we cap the track.
What does it mean when there is water pooling in the track?
The weep holes that drain the sill are blocked. It is one of the most common causes of water on the floor inside, and it is also one of the easiest things to fix, but if it sits long enough it rusts the roller assemblies out.
Can a sliding door that has stopped rolling be fixed, or does it need replacing?
Almost always fixed. The frame and glass are usually fine and it is the two small roller assemblies underneath that have failed. Replacing a whole patio door in Foley is a several thousand dollar job; rebuilding the rollers and track is a fraction of that and gets you a door that rolls better than it has in years.
Is there anything I can do to make my sliding door last longer?
Vacuum the track rather than sweeping it, keep silicone rather than oil-based lubricant on the running surface, and check that the weep holes at the bottom of the sill are open. Oil-based products in Foley collect dust and grit and turn into grinding paste.
